Spatial Variation of Residential Land Values in Heat City:
Objectives: The study aims to analyze the spatial variation of the values of the residential land and the reason for this variation for the city of Hit, its municipal boundaries consisting of (18) neighborhoods. It also tries to highlight the prices and rents of residential lands and to know the extent of the impact of commercial speculation in them. Methodology: The research adopted the descriptive analytical approach based on the inductive method, quantitative analysis, and then the historical method to track the change in land prices and rental allowances in the city of Hit until 2022 . Results: The city of Hit witnessed urban growth and large and successive cadastral expansion, and this growth and urban and cadastral expansion was the main motive in the variation in the prices and rents of residential lands in the city of Hit, despite the contribution of the Real Estate Bank and the Housing Fund in encouraging citizens to buy and build residential land in the city of Hit, but at the same time they affected the rise in the value of the land. The establishment of low-cost housing projects and the establishment of residential complexes, especially vertical ones, to exploit the least area of land. Conclusion: The study concluded that the highest value of residential land was in the neighborhood of teachers, as a result of the availability of services in it, and the large area of land plots in it, as well as being one of the planned and high-end neighborhoods of quality, as the average price per square meter of land in it to (700,000) thousand Iraqi dinars, and the average rent of the housing unit in it (400,000) thousand dinars per month. Recommendations: The study recommended the creation of a special (section or division) within the structure of the Directorate of Hit Municipality, which manages, evaluates and prices lands according to scientific and spatial standards, and controls the values of official and actual lands, and not leave the matter in the hands of speculators in the real estate market, who manipulate land prices as required by their personal interests, and conduct similar and similar studies, to contribute to the development of an integrated theory of prices and values of residential land in all cities, and to know the factors that affect the prices and rents of residential lands.
